SELECTING A DESIGN

Lanstone Homes works with several award winning home designers. You can select from one of these proven home designs or sit down with a designer to develop a custom plan that suits your individual family needs and dreams. We will work with you through this stage ensuring that your plan properly reflects your budget.

CONTRACT AND PRICING

At Lanstone Homes, we understand that you need to have full knowledge and comfort of your financial picture prior to signing a contract and starting construction. Lanstone Homes takes the time and care into each detailed estimate to be able to offer you a firm-priced building contract - this is very rare in the home building industry today.

How it works: Once your plans are complete, we will meet with you and develop a complete set of building specifications, these specifications enable us to complete a detailed cost estimate. We then present you with a detailed firm-priced building contract for your review.

Our building contract allows for full customization and flexibility to the building specifications giving you full understanding and control of your financial picture as you proceed through to the construction stage.

PERMIT APPROVAL

Once your contract is agreed and signed, Lanstone Homes will proceed with organizing requirements from professional engineers and submit the building permit application to the City or Municipality.

INTERIOR AND EXTERIOR DESIGN

As most Cities and Municipalities have a waiting time of at least 3-4 weeks for permit approval, this is useful time to get you started on your interior and exterior design selections.

We will set up an initial meeting time for you with our interior designer, this is a very important and enjoyable part of your home building experience, our designer will help you make your interior and exterior design selections.

ON/OFF SITE MEETINGS

We have developed a series of meetings that will take place on site throughout the building schedule. These meetings are a guideline that allow the building schedule to continually move forward; however, there may also be additional meetings arising as we work through the building stages from items that come up on either your part or ours.

PRE-CONSTRUCTION MEETING

Once the permit is almost ready to be issued, we will meet with you prior to starting construction. At this meeting we will discuss any new plan changes or ideas that may have arisen during the permit waiting time. This is also a good time to discuss anything unique that you may be looking for in your home which would take careful planning ahead of time. Some examples of this would be geothermal heating or planning for an inlaw suite for aging parents. We want to double check we are all on the same page prior to breaking ground.

MECHANICAL AND MILLWORK LAYOUT

Once your home is framed and the roof is on, we are ready for the mechanical stage. We meet with you on site to layout all electrical and low voltage wiring. As the millwork and cabinetry greatly affects where much of the mechanical is placed, we will also have the required trades people attend this meeting so all the aspects will flow together once completed.

MECHANICAL STAGE CONFIRMATION

Once the mechanical systems have been installed and we are ready for the insulation stage, we will meet again on site to review all the mechanical installed taking that extra stop to ensure that everything is installed correctly.

FINAL WALK THROUGH

Once your home is completed and we have performed our quality check, we will arrange to meet and walk through your new home with you. The purpose of this meeting is to explain all the working systems of your new home to you and ensure that the finished workmanship meets your expectations.
